Why now? There are a number of reasons the real estate market is changing, all good and valid.

Changing of the Guard - The majority of properties listed represent owners who bought property 10 or 15 years ago and feel that now is the time to move on.

Upgraded Values - As a result of the hurricanes, many of the condominiums have been dramatically upgraded. New lobbies, new elevators, many new roofs, and painters and gardeners have been very busy. While many owners have taken the opportunity to remodel, there are many listings that are waiting some TLC and represent good potential investment. The fact is that today's smart buyers can acquire a condominium in a building which has had major upgrades.

Limited New Building - With few notable exceptions, there is limited land available for development and what is available is so expensive that only $1 million residences can be built. The notable developments are Diamond Sands with only a few direct ocean front lots still available at about $1.3 million. Tosoro is building 70 ocean front condos with an average of 2000 square feet and a price tag of $2.5 million each. On the first weekend of the sale, a reported 21 units sold.

The bottom line is that all existing units are positioned to increase in price... given all other things being equal.
